Between 2008 and 2011, leasing activity in six Front Range counties — Larimer, Weld, Arapahoe, Douglas, Elbert and El Paso — more than doubled, with 8,100 leases filed in the 12 months ending Aug. 30, according to county records.
If Weld County, a traditional oil and gas area, is removed, leasing activity jumped to 2,700 leases in the 12 months ending Aug. 30, from 117 in the same period in 2008-09.
“It’s been a land grab, with everyone going out and staking their claims,” said David Tameron, a senior oil and gas analyst in Denver with Wells Fargo Securities.
“Everyone is trying to find the sweet spot where it is economical to get the oil out,” said Ward Polzin, a managing director at the energy investment bank Tudor, Pickering, Holt & Co.
“You are trying to amass as much as you can,” said Gene Lang, whose company, GFL & Associates, has leased land in Weld, Arapahoe, Douglas and El Paso counties. “The competition has been pretty fierce.”
In this highly competitive and often secretive game, land companies working for drillers try to assemble parcels and negotiate leases. Often leases aren’t filed in the oil company’s name.
“Some companies are very sensitive,” said Mike Haley, vice president of Transcontinent Oil Co., a Denver- based land company. “They try not to tip their hand.”
In May, John Lambe and his neighbors in the Douglas County ranchette development Ponderosa Hills received letters from Chesapeake Energy Corp. proposing to buy leases on their land.
The approach isn’t that surprising in a competitive market, said Neil Ray, president of the National Association of Royalty Owners’ Rocky Mountain Chapter.
Those wells have been the exception and the Jake well’s production drifted down to 225 barrels a day this past March, according to an EOG investor presentation.
In the past 12 months, 20 or more leases have been bought by more than 40 companies in Weld County, nine companies in Elbert, eight in Larimer, six in El Paso, and two each in Arapahoe and Douglas.
“It was frantic,” said Arlo Rich ardson, president of Greeley-based Mineral Resources, which specializes in drilling on smaller, urban parcels. “It almost happened in the blink of an eye.”
“The ante is upped,” said Transcontinent’s Haley. “People come in and just roll the dice. It’s been going on ever since there was an oil industry in the U.S.”
Noble Energy more than doubled its holdings to 840,000 net acres in 18 months and plans to drill 85 wells, Chuck Davidson, the company’s chief executive, told investors in September.
Anadarko Petroleum Corp., based in suburban Houston, has a net 900,000 acres in Colorado — much of it from acquiring Union Pacific and Kerr-McGee interests.
While most of the leasing and drilling has been focused on Weld County — the better known and most-promising part of the Niobrara — it is moving closer to the homes of Nikki Stansfield in Larimer County and John Lambe in Douglas County.
Still, after a flurry of mailings, landmen knocking on doors offering leases and community meetings, the leasing activity appears to have slackened in the past few weeks.
In partnership with Denver- based Lario Oil & Gas Co., Lang said he put together 46,000 acres in Arapahoe, Adams, Douglas and Elbert counties, which was sold to ConocoPhillips in July for an undisclosed sum.
In a field not far from Mark Faut’s house in the Elbert County Diamond Cross subdivision, cows graze and and oil company surveyor’s flags flutter in the wind.
Many of his neighbors have signed leases with Chesapeake, which has been the most active lessor in Elbert County, filing more than 400 leases in the past 12 months, according to county records.
Then Faut heard homeowners in the Amanda Pines development got $2,000 an acre, so he countered Chesapeake at $1,500. “That was probably pushing it,” Faut said. “But you keep hearing these stories.”
The last frontier in the land rush is El Paso County, where leases filed have grown seven- fold since 2009, to about 600 in the 12 months ending in August — and 161 leases since then.
In June, Houston-based Ultra Petroleum paid $26.3 million for 18,000 acres of the bankrupt Banning Lewis Ranch on the east side of Colorado Springs to add to the 100,000 acres it had already amassed in the Niobrara, company officials said.
At the end of September, the EL Paso County Commission voted to impose a four-month moratorium on issuing permits for activities involving oil and gas drilling to provide time to determine whether the county needs additional regulations on drilling.
Back in Larimer County, Nikki Stansfield and her neighbors prodded the Ridge West Home Owners Association into hiring a lawyer to negotiate with the driller who sent them leases.
